At Kimberley Care Group, we know that finding safe, stable housing can be one of the biggest challenges for people with disability and their families. Head leasing helps bridge this gap.
What is head leasing?
A head lease is when KCG leases a suitable home directly from a property owner and then sub-leases it to an NDIS participant. This creates access to safe, long-term housing without long waitlists or the need for purpose-built accommodation. For many people, it offers a reliable, flexible alternative within their NDIS housing options.
With head leasing, participants receive a stable home paired with KCG’s consistent, trusted support team. This ensures housing and support work together in a way that feels secure and personalised.
Head leasing can be accessed alongside your existing NDIS supports. While the NDIS does not pay rent directly, participants may use the following to contribute toward rent and household costs:
their disability support pension
rental assistance
or other income sources
KCG works closely with support coordinators to identify whether head leasing is the right fit. We can help with:
identifying suitable properties
coordinating support services
preparing tenancy documents
linking you to the right Home and Living supports

No. The NDIS does not cover rent. Most participants use their disability support pension, rental assistance, or personal income.
Can I choose the location of my head-leased home?
Yes. We work with you to find a home close to your community, family, school, work, or cultural connections. As long as suitable properties are available.
Can I receive SIL or other supports while in a head-leased property?
Yes. Head leasing provides the home. Your NDIS plan covers the supports delivered within that home.
Not sure if we can support you?
The majority of our services are covered by NDIS funding, however we have been flexible with private supports and brokerage before. We also offer Veterans’ Affairs funding as an option.
